The assessment report, priced by system
An assessment lists deficiencies by asset with a cost to correct each; the first thing the software does is add them by building system, roof, HVAC, electrical, plumbing, envelope and interior, so the report becomes six figures and a total. The worksheet takes those six; the paid plan keeps the deficiencies each one is built from.
The index, and the system that moves it
The total against the replacement value is the index; each system's share of the total says which system moves it. HVAC at 33% of the worked example's backlog is where the index is decided, and it is the system the capital request leads with. Two numbers the board can act on, worked from the report.
The register the next assessment starts from
Every deficiency belongs to an asset, and every asset to a building. Kept that way, this year's assessment is next year's starting point: deficiencies cleared by work orders come off the backlog, new ones go on, and the index is a line rather than a point.
