The asset register: what exists and what state it is in

The register is the clause the rest of the software reads from: every boiler, air handler, pump, panel, lift and roof section, where it is, what it would cost to replace, and its condition on the last visit. The worksheet takes the count of assets on the schedule and returns the year's tasks; the software keeps the list the count comes from.

The preventive schedule: what is due, how often, and what it costs

Each asset carries an interval, quarterly or monthly or annual, and each visit carries hours and parts. Multiply through and the schedule becomes a budget: tasks, hours, labor and parts for the year. The interval is yours, from the manufacturer or your own history; the worksheet publishes no standard and the software keeps whichever you set.

The work orders: raised, assigned, done or deferred, against the asset

A work order is one job on one asset with a status and a name. Filed against the asset rather than in an inbox, it becomes the asset's history: when the boiler was last serviced, who did it, what it cost, what was deferred and why.
